    Welcome to Dia Viou — fifty steps from the sea, gold against the evening. This little guide holds everything you'll need: how the house works, where the locals eat, the beaches worth the drive, and who to call should you ever need to.

    Barefoot, if you like — the water is closer than the car. Everything in this guide begins here, at the edge of the sea.

    01 Your house

    Making yourself
    at home

    A few quiet notes so the house looks after you. Everything here is yours to use — please treat it gently, as if it were your own.

    Wi-Fi

    Fast wireless reaches every room and the terrace. Ask your host for the network name and password.

    Air-conditioning

    A remote sits in each bedroom. Choose cool, set it around 24–26°, and keep the doors and windows shut while it runs.

    Please switch it off when you head out — it keeps the house, and the island, a little cooler.

    The pool

    Open from sunrise to sunset. Rinse off before you swim, and keep glass away from the water's edge. Pool towels wait by the garden door — please leave the bath towels for the bathrooms. A pool technician services it twice a week, so there's nothing for you to do but dive in.

    Little ones are a joy by the water — please keep them always within arm's reach. The pool is unsupervised.

    The kitchen

    Fully equipped and easy to live with: coffee machine, kettle and fridge, plus an air fryer, a toaster and an oven — all simple to use — alongside a hob, dishwasher and every pan you'll need for a breakfast that runs well into the morning.

    Hot water

    Warmed by the Aegean sun — solar-heated, at its best after a bright day. If the sky's been grey and the water runs cold, go up to the first floor and switch on the electric water heater (the thermosiphon, or boiler). Give it a little while, then your shower will be warm.

    Parking

    Free and private, just inside the gate. There's room for the family car with space to spare.

    TV & streaming

    A smart TV with the usual streaming apps. Sign in with your own account — and do remember to sign out before you leave.

    Waste & recycling

    Blue bin for recycling, the other for general waste. Please bag it before placing it in the bins at the street.

    Access

    The house opens with a key card rather than a key — you'll find two cards, enough for the family to come and go as they please.

    Linens & towels

    Beds are made for your arrival, and there are two full sets of bed linen and towels — fresh sheets and a change of towels for a longer stay.

    A few
    house notes

    Ours is a quiet, residential corner of Paradeisos. A little care keeps it lovely for you and for the neighbours.

    • Arrival

      Check-in 15:00 – 18:00. Earlier? Let your host know and we'll do our best.

    • Quiet hours

      Please keep things low after 23:00. No parties or events, by the house rules.

    • Smoking

      None indoors, please. The terraces are perfect for it — ashtrays are out there.

    • Pets

      As much as we love them, the house is pet-free.

    Before you leave

    Check-out by 11:00. A small ritual on your way out:

    • Start the dishwasher
    • Take the bins to the street
    • Close the windows & shutters
    • Switch the A/C and lights off
    • Leave the key cards in the lockbox

    Where to eat

    Sithonia eats well. Start with the taverna you can walk to, then work your way along the Neos Marmaras waterfront.

      A fish taverna right on Paradisos beach, fifteen years in the same sand. Fresh catch, grilled octopus, a carafe of white and the sunset. The closest dinner you'll find — no car needed.

      A local favourite for seafood done simply and well — lobster spaghetti, shrimp rice, mussels, octopus off the grill. Dinner for two with wine lands around €50–60.

      For a beach day or a late return, the souvlaki and gyros spots in the centre of Neos Marmaras do the honest, delicious thing for a few euros.

    The beaches

    Your own beach is fifty steps away. The rest of Sithonia's coast — some of the clearest water in Greece — is a short drive south.

    Your home beach. Soft sand, clear shallow water and an easy, quiet mood — the first coffee and the last swim of the day, no car required.

    A shallow turquoise lagoon over smooth rock — one of the most photographed beaches in Halkidiki. Worth the morning.

    Kavourotrypes — “Orange Beach”

    A string of tiny coves between smooth white rocks and impossibly bright water. The day-trip everyone remembers. Go early; take water and shoes for the rocks.

    08 The practical

    Day-to-day
    essentials

    Everything you might need to top up is a few minutes away in Neos Marmaras.

    Supermarket

    Masoutis in Neos Marmaras is the big one; smaller minimarkets sit closer to the house for milk, bread and ice.

    Pharmacy

    Several in the centre of Neos Marmaras. For the duty / overnight pharmacy, dial 14944.

    Bank & ATM

    Cash machines and a bank branch in the town centre. Many places take cards; smaller tavernas may prefer cash.

    Bakery

    Fresh bread, pies and bougatsa each morning in town — the right way to start a beach day.

    Fuel

    Petrol stations line the main Nikiti–Neos Marmaras road. Fill up before the longer coastal drives.

    Beach kit

    Towels are in the house. For floats, masks and a parasol, the minimarkets in town have you covered.
